Forum Flats is a transformative redevelopment of a former 100,000-square-foot Class B office building in the heart of Troy, Michigan. The vacant property has been converted into a premier 200-unit Class A multifamily community. The project involved converting the existing building into 90 apartment units, complemented by the ground-up development of an additional 110 units on the adjacent parking field. Completed in Q3 2024, Forum Flats features high-end amenities including a state-of-the-art fitness center, modern resident lounge, dog park, and resort-style pool

This conversion transformed a defunct office building into a striking 200-unit Class A apartment community. Strategically located within an Opportunity Zone established by the Tax Cuts and Jobs Act of 2017, the project offers significant tax advantages for investors—enhancing the overall return potential and long-term profitability of the development.
